Before You Visit Any
Model Home
The biggest mistake homebuyers make when shopping new construction is walking into a model home without representation. Here's why it matters: the builder's on-site sales representative is employed by the builder and legally represents the builder's interests — not yours. Commission on new construction is paid by the builder, not the buyer, so having your own agent costs you nothing, but it's worth everything.
Your agent can review contracts, negotiate on design upgrades and lot premiums, identify which communities carry MUD taxes, verify school district boundaries, and catch issues before they become problems. The builder's rep cannot and will not do any of this.
Critical: Before you give the builder your name, email, or phone number, call your agent. Once you\'re on the builder\'s list directly, their rep can claim the commission. You must register with your buyer\'s agent first.

8 Critical Buyer
Tips
Register with an Agent FIRST
Before you visit any model home, register yourself with a buyer's agent (like Luke). DO NOT sign anything or give the builder your contact info directly — this prevents the builder's rep from being able to claim commission. It costs you nothing to have representation.
Understand What's Negotiable
Production builders rarely drop the base price. But design center upgrades, lot premiums (if you want a larger or upgraded lot), closing cost contributions, and mortgage rate buydowns are often negotiable — especially on spec homes. Your agent knows where the actual flexibility is.
Check for MUD Districts
Some Round Rock new construction communities are in Municipal Utility Districts (MUDs) that add 0.3%–0.8% to your annual property tax rate. Always ask your agent to verify MUD status before committing. It matters for long-term affordability.
Verify School Districts by Lot
School district boundaries don't always follow neighborhood lines. A lot in Siena might be Round Rock ISD or Hutto ISD depending on location. Verify your specific lot number with the district before signing — not the sales rep's word.
Get a Pre-Drywall Inspection
Don't wait until final walk-through. Get an inspector inside during framing and before drywall goes up. New construction homes are built quickly, and framing mistakes (grading, HVAC, plumbing rough-in) are found regularly.
Bring Your Own Inspector to Final Walk-Through
Have a professional present during your final walk-through — not just you. Many homebuyers miss obvious issues (cosmetic damage, missing fixtures, contractor oversight) without a trained eye in the room.
Budget for Hidden Closing Costs
Title, recording fees, survey, homeowners insurance, property taxes prorated — these are real costs on top of your down payment. Work with a mortgage lender early to understand the true closing cost picture.
Don't Fall in Love with Finishes
Designer colors and staging make every model home gorgeous. You're buying the structure and location, not the paint and staging furniture. Ask yourself: do I like this home in builder-standard finishes?
New Construction
Questions
Do I need a real estate agent to buy a new construction home in Round Rock TX?+
You are not legally required to have an agent, but you should absolutely have one — and it costs you nothing. Builders pay the buyer's agent commission directly; you do not pay extra. The builder's on-site sales rep is employed by and legally represents the builder, not you. Having your own agent gives you independent advice, contract review, negotiation on upgrades and incentives, and protection throughout the process. Critical: do NOT sign anything or give the builder your email/phone until you register with your agent first.
What is the price range for new construction homes in Round Rock TX in 2026?+
New construction in Round Rock in 2026 spans from approximately $320,000 for entry-level production homes (D.R. Horton, KB Home) up to $1.4M+ for semi-custom and custom builds in communities like Highlands at Mayfield Ranch. The most active price tier is $400,000–$600,000, where builders like Meritage, Lennar, Taylor Morrison, Century Communities, and M/I Homes are building across multiple communities. Move-in-ready spec homes tend to be priced 5%–10% higher than custom-order homes due to immediate availability.
What builders are currently building new homes in Round Rock TX?+
Active builders in Round Rock as of 2026 include D.R. Horton, KB Home, Century Communities, Meritage Homes, Lennar, Taylor Morrison, M/I Homes, David Weekley Homes, Coventry Homes, Ashton Woods, Scott Felder Homes, Highland Homes, Drees Custom Homes, and others. The city has over 300 active new home communities spanning production builds, semi-custom, and fully custom options across multiple school districts.
Can I negotiate the price on a new construction home in Round Rock?+
It depends on the builder and market conditions. Production builders rarely reduce the base price, as doing so affects the comparable values for all homes in the community. However, there is often significant room to negotiate on design center upgrades, lot premiums, closing cost contributions, and mortgage rate buydowns — especially on spec (already-built) homes the builder wants to move quickly. An experienced agent who works frequently with builders will know where the negotiating room actually is.
Do new construction homes in Round Rock have MUD taxes?+
Some do and some don't — this is one of the most important questions to ask before buying. Municipal Utility Districts (MUDs) add an additional tax layer on top of standard property taxes to pay for infrastructure in newer developments. In Round Rock, communities like Siena and parts of Teravista carry MUD taxes that can add 0.3%–0.8% annually to your effective tax rate. Walsh Ranch is a notable example of a desirable community specifically without a MUD district. Always ask your agent to clarify the MUD status before signing anything.
How long does it take to build a new construction home in Round Rock TX?+
For production builders with set floor plans and available lots, the typical timeline is 6–10 months from contract to closing. Spec homes (already under construction or completed) can close in as little as 30–90 days. Semi-custom and custom builds typically take 10–18 months depending on complexity, permitting, and supply chain timelines. Builders have become more reliable about delivery timelines since the supply chain disruptions of 2021–2023.
What school districts serve new construction communities in Round Rock TX?+
Most new construction in Round Rock is served by Round Rock ISD (A-rated, #4 in Austin metro) or Leander ISD (A+-rated, #2 in Austin metro). Siena and parts of Teravista's northernmost sections are served by Georgetown ISD. Walsh Ranch, Highlands at Mayfield Ranch, and western Mayfield Ranch sections are in Leander ISD. Central and eastern Round Rock communities — including Avery Centre, most of Teravista, Forest Creek, and Brushy Creek — are Round Rock ISD. Always verify by specific lot number before committing.
Should I get a home inspection on a new construction home?+
Yes — 100%. A common misconception is that new construction doesn't need an inspection because everything is brand new. In practice, new builds in high-volume production communities are built quickly, and inspectors regularly find issues including improper grading, HVAC installation errors, plumbing rough-in problems, and insulation gaps. You should get an independent inspection at the pre-drywall stage (to see inside the walls) and again at final walk-through before closing.
